House rules

• Max occupancy: 15 guests.
• No smoking inside. Outside is fine.
• Be neighborly. This is a residential street, not a resort.
• No parties or events. Family and friend gatherings are obviously fine.
• Check-in 4:00 PM. Check-out 10:00 AM.
• One well-behaved dog welcome (see pet policy below).
• Noise monitoring on property with decibel meters. They keep the neighbors happy and your stay smooth — they do not record audio.

Cancellation

We want this to work for y’all. The exact cancellation policy and any applicable fees are shown before you confirm, so there are no surprises. If a mandatory evacuation is issued for Galveston County affecting your stay dates, full refund or rebook — no questions.

Pets

• One well-behaved dog welcome. The backyard is fully fenced.
• House-trained, off the furniture, picked up after inside and out.
• Any applicable pet fee is shown before you confirm, no surprise charges.

Damage

Normal wear-and-tear is expected. Beach sand, salt water, the occasional broken glass — that’s the gig. Significant damage (broken furniture, holes in walls, ruined floors) is billed to the booking, with receipts shown.
